Rental Process

Renting a Property

Move-In Requirements

  • Complete a rental application - Your rental reference(s) will be contacted, so make sure your references are expecting our call. If you don't have a prior landlord, your credit report will be checked.

  • Wait to hear if your application is approved - You'll be notified by email or phone.

  • Provide a deposit - Usually $500, but may be more if you have pets or if you are renting one of our larger properties.

  • Review and sign the lease - The lease is a legally binding document, so be sure to ask if you have any questions. You can return the lease to us in person by appointment, by fax, or by mail.

  • Pay last month's rent - This is due by lease signing. By paying this up front you don't pay any rent at all the last month of your lease.

  • Pay your first months rent - This is due on move-in and will be prorated if you are not moving in on the first of the month.

  • Transfer the utilities into your own name - This may include electricity, water, telephone, and/or trash.

  • Move in - Enjoy your new home!

Service Requests

Requests for service will be responded to within 24-48 hours. Your response may come by phone, email, or text message. When repairs are scheduled, contractors and service people may or may not be able to come right away. And sometimes we schedule them to come and they don't show up. So, expect that repairs may take 7-14 days to complete. Of course, for urgent matters, same day or next day service is typical. Contact us.
